About

Pivvot is a cloud spatial-analytics platform for site selection, linear routing, and environmental permitting, combining 500+ curated, continuously refreshed U.S. datasets — parcels, wetlands, species habitat, soils, jurisdictional boundaries, and infrastructure — into a browser-based map. Its Aware, Siting, and Route modules let engineering, environmental, and land teams evaluate project viability and generate defensible crossing, impact, and permit-matrix reports. Founded in 2018 as a Black & Veatch spin-out and acquired by Terracon in 2021, it is sold either as a platform subscription or as a data subscription delivered into a customer's own GIS.

How teams use it

By audience

Civil Engineering
  • Screens candidate corridors for slope, karst, depth to bedrock, and shrink-swell potential before any field work
  • Pulls gSSURGO soils and geotechnical layers into early constructability reviews and cost estimates
  • Compares route alternatives on crossings, grade, and constraint density to defend an alignment
  • Supports FEL/FEED-stage permitting and environmental estimates so firms can respond to RFPs faster
Surveying/Geomatics
  • Supplies a normalized nationwide base of parcels, boundaries, and Public Land Survey as survey context
  • Exports project geometry as Esri File Geodatabase, KML, or KMZ into existing GIS workflows
  • Removes manual sourcing, reprojection, and QA of dozens of separate public datasets
  • Uploads client or third-party layers alongside Pivvot data for combined analysis
Owner/Developer
  • Identifies viable solar, wind, battery, or data-centre sites by acreage, interconnect proximity, and ownership
  • Scores and ranks parcels against weighted development criteria to shortlist locations
  • Surfaces encumbrances, easements, setbacks, and nearby hazards during land due diligence
  • Builds landowner contact lists from Smart Parcels to start acquisition outreach
Project Manager
  • Replaces weeks of desktop study with same-day crossing and impact reports
  • Generates a permit matrix from federal, state, and county jurisdictional boundaries
  • Shares one map-based source of truth with contractors and internal stakeholders
  • Compares site or route options side by side to document why a selection was made
Legal & Risk Management
  • Documents environmental-justice and social-vulnerability exposure across a project area
  • Evidences avoidance of protected lands, tribal lands, and National Register historic places
  • Produces defensible, versioned analysis artifacts for the permitting record
  • Flags contaminated sites, EPA Greenbook areas, and regulated waterbodies early in diligence

By phase

Concept & Planning
  • Screens candidate sites and corridors against wetlands, species habitat, floodplain, and slope before field work
  • Generates a permit matrix from jurisdictional boundaries to expose scheduling risk up front
  • Builds cost surfaces to guide least-cost-path routing decisions
  • Compares alternatives on constructability, land ownership, and cost drivers
Design
  • Feeds normalized constraint, soils, and elevation data into corridor and site design
  • Exports routes and site geometry to GIS and CAD for detailed design work
  • Refines usable-area calculations against setbacks, exclusions, and access constraints
  • Supplies subsurface and geotechnical context that shortens design iterations
Pre-Construction
  • Confirms parcel ownership, easements, and access constraints before mobilization
  • Finalises the permitting checklist against current federal, state, and county data
  • Assembles due-diligence packets and landowner contact lists for outreach
  • Establishes the standardized spatial baseline shared with contractors and partners
