• Sends drawings out to a Bluebeam Studio session for review and brings the markups back onto the Unifier record to action.
• Prepares change proposals and their supporting justification for the PM to price and approve, rather than owning the forecast.
• Runs the punch list generated from the owner walk-through and chases items to closeout against their due dates.

Accounting & Finance

• Project cost and finance teams own the cost sheet — budget, commitment, actual, forecast, estimate and baseline in one place.
• Manage funding sources, their terms and allocation, and the compliance reporting public and grant funders require.
• Review contractor payment applications with retention before they pass to the ERP for accounting and payment generation.
• Pull payment status back out of the ERP inside a workflow step when evaluating a contract or a change request.

Facilities Management

• Runs preventive maintenance off time, performance or warranty dates, and corrective maintenance from tenant service requests through sign-off.
• Holds asset warranty data so repairs are raised while equipment is still covered, including inspection requests before expiry.
• Classifies building floors and spaces by type to manage capacity, allocations and associated lease billings.
• Administers leases — payment terms, key dates, clauses, tenant improvement allowances and deposits — with invoices raised and routed automatically.

Executive Leadership

• Compares past and current project performance against consistent scoring criteria to decide which capital projects get funded.
• Models portfolio scenarios and weighting factors to align a capital programme with organisational goals before committing budget.
• Reads portfolio-level cash flow, schedule and status from the 250-plus prebuilt reports and dashboards rather than commissioning them.

Procurement & Purchasing

• Creates, issues, routes and approves contracts and project-level commits against enterprise master agreements.
• Tracks a schedule of values per commitment, with retention automated, to stop costs being misallocated across cost codes.
• Blocks commitments that would exceed the budget for a cost breakdown structure code, enforcing the accounting rule at the point of commitment.
• Invites vendors into the system to submit payment applications directly rather than by email.

Concept & Planning

Construction

• Processes contractor payment applications with retention, then passes approved line items to the ERP for payment.
• Manages scope change from proposal through approval, updating the contract schedule of values and the cost sheet together.
• Tracks progress against the schedule fed in from P6 or Primavera Cloud to produce earned-value and cash-flow curves.

Closeout & Operations

• Generates the punch list automatically from the owner walk-through form and assigns items to responsible parties with due dates.
• Captures lessons learned across projects so they inform the next capital plan.
• Hands the asset over into preventive maintenance, warranty tracking and work-order processing without leaving the system.
• Runs space management and lease administration for the delivered building through its operating life.
